Omni Environmental Group provides quality real estate due diligence services that enable clients to evaluate and quantify potential environmental problems and manage their overall associated risk during the purchase, leasing, financing, or development of real estate.
Conducting a Phase I Environmental Site Assessment or a Transaction Screen is usually the first step (and sometimes the only step) in the due diligence process. Omni Environmental Group has completed numerous Phase I Environmental Site Assessments, Transaction Screens, and other environmental due diligence activities on behalf of:
- Banks and credit unions
- Private lenders
- Property purchasers and lessees
- Property developers
- Property sellers
We conduct Phase I Environmental Site Assessments and Transaction Screens in accordance with the latest standards published by ASTM International. We perform Massachusetts 21E environmental site assessments as well as assessments in accordance with client-specific guidelines. If needed, we may also conduct a Phase II Subsurface Investigation to further evaluate potential property contamination identified in the Phase I ESA. Our Phase II Subsurface Investigations may include:
- Characterization of contaminant sources
- Soil and groundwater sampling and analysis
- Soil vapor and indoor air sampling and analysis
- Sediment and surface water sampling and analysis
- Characterization of risk to human health and the environment
