Urban Redevelopment

SCOPE OF WORK: Environmental due diligence, site assessment and remediation, LSP services

Omni Environmental Group provided environmental consulting services during the redevelopment of an underutilized property containing an automotive repair garage and a former gas station into a five-story residential over retail condominium building in a mixed-use area of South Boston.

Omni Environmental Group performed an ASTM International Phase I Environmental Site Assessment (ESA) as part of the property sale. Based on the results of the Phase I ESA, we installed soil borings and monitoring wells at the property to evaluate soil and groundwater conditions associated with the historic property uses. Soil and groundwater testing found concentrations of petroleum, lead, and polynuclear aromatic hydrocarbons which required notification to the Massachusetts Department of Environmental Protection (MassDEP) and additional environmental assessment and remediation under the Massachusetts Contingency Plan (MCP).

As part of the site remediation, Omni Environmental Group obtained permits for the treatment and discharge of the contaminated groundwater. We also tested, transported, and disposed of over 10,000 tons (6,600 cubic yards) of contaminated soil. Our environmental site assessment and remediation services were structured to maximize use of the Brownfields tax credit program. Post-construction soil and groundwater testing found contaminant concentrations were less than applicable MassDEP risk characterization standards, which allowed Omni Environmental Group to close the environmental case.
